When do we contact the HOA for repairs?

The easiest way to understand what the HOAs handle is ”from the walls – out”. This means that all exterior items (door locks, windows, etc.) are the HOA’s domain. Interiors are the homeowner’s responsibility and as your property manager, we can assist. Many things require HOA approval in advance, such as remodeling, any exterior design changes and vendors scheduled to come on property for deliveries and the like. Refer to your HOA rules for details.

Last minute owner stays?

Your can enter most reservations for owners/guests right in your owner portal! If however it is a last minute stay less than 3 days in advance, the system will require that you call us instead. This allows us to re-arrange cleaning schedules and complete any open work orders before your arrival. Just give our Front Desk a call at 831-728-7400 and we’ll be happy to arrange your reservation!

What amenities do rental guests most often request in selecting vacation homes?

This naturally varies, but some key items that nearly always influence them include:

  • Smart TVs in guest rooms & living room. Vacationers want to be able to watch a sports even in one room, a movie in another and kids’ programming in another. Streaming options are key so they can use their subscriptions.

  • New, fresh linens and bedding. Luxury towels also add to the vacation experience. We have wholesale supplies to assist you.

  • Having beach gear, such as chairs, towels, toys, etc.

  • Kitchen supplies – Visitors buy groceries and hope to find basic seasonings, oil, and cooking equipment. Many ask about a Keurig, and appreciate personal touches that many owners include.

  • Well cared for home – carpets cleaned quarterly, updated kitchen & baths, plenty of lighting.

  • Private wifi – many folks work remotely and need private service rather than community internet.

Homes without ocean views need additional comforts to attract renters. Consult with us on deck furnishings and other enhancements that build loyal guest interest.

What monthly services do we provide?

We include many provisions and services in your home care! Our service fee allows us to provide extensive supplies (laundry soap, dishwasher pods, dish soap, hand soap, cleaning supplies, toilet paper, Kleenex, paper towels, large and small trash bags and more) for every stay. We also include complimentary maintenance team visits for minor repairs that can be completed in 15 minutes or less. In addition we inspect your home both before and after every rental stay to assure that all is in ideal condition. In the fall and spring we also inspect each home for everything from fire extinguishers to electrical outlets.

How can we increase rental revenues?

Guests are most often seeking a luxurious vacation experience.  Most of our renters have many happy family memories here, shared with generations of children & grandchildren.  The desirability of your rental home in comparison with others is a blend of visual appeal (decor, bedding, deck furnishings, etc.) and appealing amenities.

From luxury towels and crisp, unstained sheets to smart TVs with streaming options; beach chairs and towels to Keurig & regular coffee makers; the little things truly make a difference!  The homes with the highest earnings offer family friendly features and are well cared for.  Consult with us on your guests’  comments about things they would enjoy as enhancements to your home.

Outstanding rentals achieve higher incomes by partnering with us to keep carpets immaculate, deep cleaning done semi-annually and evaluating periodic improvements such as comfortable newer beds.  We’ll be happy to offer suggestions on what may increase your annual volume of bookings.
